Condo Rentals In Davenport Florida Can Enhance Your Disney World Vacation

Are you planning a Disney World or Orlando Florida Vacation? Davenport Florida is an up and coming community just minutes from Disney World, Universal Studios and Sea World Orlando as well as many other Orlando attractions. If the expense of cramped hotel rooms in Orlando seem daunting, perhaps you should consider renting a much more spacious condo that has all the amenities of home frequently for less in Davenport.

Davenport is centrally located in the state of Florida. It is 90 minutes from Cocoa Beach on the Eastern Shore of Florida and approximately 90 minutes from the Clearwater, St. Petersburg and Tampa area on the Golf Coast. Davenport is starting to be known as the Little Orlando. Although just a fifteen-minute drive to Disney World, it is so much more than just the little sister to Orlando.

Davenport is centrally located in Central Florida so you could visit Cypress Gardens or Sea World. For the adventurous, the Orange Blossom Hot Air Balloon Rides or the Helicopter Rides on Rte 192 will take your breath away and add to your vacation experience. Or, if you are really adventurous, the Kennedy Space Center is approximately 90 minutes from Davenport, for anyone who ever had visions of becoming an astronaut you are that much closer to having your fantasy come true.

The Disney Celebration Community is also just minutes away. There are many shops and boutiques as well as restaurants for your enjoyment. Downtown Disney will get you in the mood to enjoy all the various theme parks. Davenport is close to all the major theme parks, the Magic Kingdom, Epcot and Animal Kingdom are close enough so that you can visit the parks in the morning, come home to relax, nap or just jump in the pool. Be sure to return in the evening to see the parade and watch the late night fireworks.

Central Florida is also a Mecca for your golfing pleasure. There are many golf courses that will take your breath away and help you to fine tune your skills, before you return home. If you are a beginner there are plenty of par three courses and if you are looking for something more challenging you can play at Champions Gate to get the professional challenge. Note that summer rates are less expensive than the winter.

For you nature lovers there is the Bok Sanctuary or Silver Springs Nature Theme Park, both are minutes from Davenport. You can have a wonderful day enjoying nature at its best. Picture taking is mandatory. Wear comfortable shoes and be prepared to do a lot of walking.

Universal Studios and City Walk are just minutes from Davenport. The adventure begins at Universal Studios. When you're finished at the theme park the nightlife is just beginning, City Walk features many Arcades for the kids to try and excellent restaurants like Emerils and Jimmy Buffets Margarita Ville and don't forget The Hard Rock Café.

If you prefer to dining out there are many restaurants in or near Davenport that will fit any budget. You can get fast food as well as fine dining for that special occasion. For fine dining I highly recommend Mama Della's at the Petrofina Bay Hotel and the Gaylord Palms Hotel (all five or their restaurants). There are also plenty of Sea Food Restaurants to choose from. There are also plenty of Mc Donald's and Burger Kings as well as Pizza establishments to choose from. If you would prefer an evening in, condo rentals also include full kitchens so you can prepare your own meals and dine at the table family style.

For Baseball Fans, Davenport is right in the heart of the Professional Baseball Spring training center, you could drive to a different ball park everyday and follow your favorite team as they prepare for the upcoming season. Let's not forget, just 30 minutes away is Orlando's professional basket ball team, the Orlando Magic.

With a Condo rental in Davenport, your vacation in Davenport Florida can truly be the vacation of a lifetime.

Renting a condo in Naples, Florida, affords you the luxury of having some space to call your own. You will appreciate the comforts of home after a long day of sightseeing or even lounging on the beach. Most condos or rental homes in and around Naples have refrigerators, stoves, ovens, microwaves, washers and dryers, TVs, Internet and stereo equipment. With all of these amenities at your fingertips, you will have the option of dining in or out, hitting the town or having a quiet night in, and keeping you and your family's clothes in tip-top shape, ready for any event.

Many condos in Naples are located in resort-type developments with outdoor pools, tennis courts, fitness rooms, hot tubs, and sometimes golf courses adjacent or very close by. Many of these Naples condo resort rentals have their own walkways to the sandy beaches, putting you beachfront in no time.

Renting a vacation home in Naples will give you more leeway to indulge your passions. Boating enthusiasts will be able to find homes for rent that include boat slips or docks. Bring your boat with you so you can cruise the Gulf of Mexico or various waterways. Golfers will appreciate having more space in a rental home to store their clubs, whereas they'd practically be tripping over them in a hotel room. It's an even better arrangement if there are multiple people on the trip with sporting gear or you are an enthusiast of multiple sports. ... With a Naples vacation rental, you can bring everything that'll fit in your vehicle (or on the airplane).

Staying at rentals in Naples Florida also makes it more convenient to take daytrips to Marco Island, the Everglades, Bonita Springs, Estero Bay and Vanderbilt Beach. Since parking is included with most vacation rentals, you won't have to pay a valet, or in-and-out fees for parking garages. With that savings in hand, you'll be able to take in more of this scenic area on Southern Florida's Gulf Coast.

Think you'll be lost in Naples without the hotel concierge? Don't be. The best vacation home owners prepare tips, guidebooks and information packs, as well as their favorite menus for your reference. They know the area as well as anyone. But check their guestbook, too. Previous guests often leave notes about great discoveries during their time at the property. All of this adds up to a personalized and unforgettable experience.

Whether you plan to visit Naples for a week, a month or a whole season, owners of Naples villas, houses or condos for rent can accommodate you. While there are certain common conventions regarding availability, many owners are flexible and offer multiple rate formats to help you determine what rate is best for your vacation. From seasonal snowbirds to romantic weekenders to school vacationers, you can find ideal accommodations when you search for Naples condo rentals.

Florida Condo - A Fast Becoming Trend Over Hotels

Orlando, Florida has long been known as a top US destination for family vacations throughout the world. The popularity lives long and strong for many different reasons. One reason is that the state of Florida offers a warm and tropical climate throughout the year. Also, many organizations choose sunshiny Florida as the place to meet for conferences to allow people the ability to rejuvenate their passion and spirit. "Spring Break" brings students from all over the US to let off steam and wind down for a week away from school before making the final push for exams.

One of the biggest reasons might be the attractions. Theme parks including Disney World, Universal Studios, Sea World and more cater to tourists alike. They bring the thrill and excitement to all of us. It brings the child out of us and brings upon tradition that gets passed down from generation to generation. Each visit back to Orlando continues to become better as the rides incorporate more fantasy and realism that allow experiences you might otherwise never be able to partake in.

One affair that is changing is the choice of accommodations. Hotels are not the only place to call home at the end of a long day. Vacation homes are very popular and continue to gain interest. Sites such as Davenport, Florida are going through a transition of rapid development as entire communities of luxury homes are now being developed for short term rentals. The homes are built close to the parks and can offer gated security, club houses, beautiful views and more. These vacation properties are typically owned by individuals who have a passion to provide lucrative accommodations for guests while also booking out time for their own personal use.

Vacation homes offer all the conveniences from your home such as a full kitchen, big screen TV, and private bedrooms but extend their amenities beyond what many hotels are able to offer. Bedrooms can range from 3 to 7 and many offer private pools, spas and game rooms. This growing trend is marketed by internet sites that are contracted to manage the home on behalf of the owner. Issues and requests can be addressed by calling the company to have someone come out to make it right. However, many homeowners are also taking an active role to create a worry free vacation for guests.

Pricing is competitive and in many cases better then the average hotel. This holds especially true for families or friends traveling together. How much would it cost to rent 2 or more rooms from a hotel? Often the same or more as it would cost to rent a 4 bedroom or more vacation home. The prices also range in price similar to a hotel which is based upon seasons ranging from low to peak. Also, community exclusivity, quality furnishings and amenities get factored into the price.

At the end of the day, it really does not matter what your budget is for a place to stay. Vacation homes fall into many categories and there should be one in your price range out there. All you need to do is find it.

Anna Maria Island Vacation Rental: Hotel Vs Condo Rental

Anna Maria Island is one of Florida's little secrets. This 7½ mile stretch of gorgeous scenic land in the Gulf of Mexico offers vacations to suit all tastes and all budgets. Pristine beaches, calm shimmering waters, glorious sunsets, fascinating wildlife and beautiful scenery all provide the setting for tons of things to do. Water babies, beach bums, fishermen and culture vultures are all catered to here and there be a terrific range of holiday accommodation available. Making a decision on an Anna Maria Island vacation rental ultimately depends on the sort of holiday you are looking for.

Anna Maria Island Vacation Accommodation

There are Anna Maria Island vacation accommodations for every holiday type and to suit every budget. From motels to beach cottages, lovely resorts to luxurious condos, you will find the fit for you. If you're looking for something a little more private or opulent, there are a multitude of vacation homes to choose from super casual beach décor to first class designer flare. Whether you're want to stay directly on the beach or overlooking the canals or you're happy with a location in town, Anna Maria Island has all the options available to you.

Anna Maria Island Hotel or Condo?

The choice of accommodation can actually define a vacation. An all-inclusive resort for example is perfect if you want all the facilities and comfort immediately at hand, you want meals catered and entertainment organized whereas a functional motel might not just be a matter of budget but also just needing somewhere convenient to sleep whilst spending the days touring your chosen area. Opting for a traditional holiday hotel is being passed over by many people in favor of taking a vacation home, condo or villa. With Anna Maria Island vacation rental options including great examples of all types it's easy to see why.

There are at least four very good reasons why a Condo or sole-use homes offer a better vacation option than a hotel, as nice as any hotel may be.

Cost: Hotels are more expensive than rentals and particularly if you are looking for an extended stay.

Space: Unless you've the budget to splash out on large hotel suites, a condo rental is more spacious and cost effective if you are taking the family away as you pay for one property rather than a number of rooms.

Exclusivity: A condo or vacation home is ultimately more private than a hotel room as you've rented it just for those in your vacation party.

Freedom: With a condo or vacation home you are not tied by restrictive meal times, worries about breaking hotel rules, thinking your kids are too noisy and disturbing the other guests.

For condos in a beautiful place with plenty of things to see and do without restriction, an Anna Maria Island vacation rental is a super option.

Madeira Beach Rentals Allow Florida Vacationers to Escape Crowds and Chaos

Springtime will be here before we know it, and with that, droves of vacationer from all over will flock to Tampa Bay's beaches to soak up the sunshine. They come from all over and fit a variety of demographics - college kids driving a few hours south for Spring Break, or northerners who haven't had their fix of vitamin D in what seems like eternity.

But those swarms of early vacationers and Spring Breakers can make finding a peaceful beach retreat nearly impossible, especially for those not familiar with the area. Most outside of Florida only know St. Pete Beach and Clearwater Beach when it comes to Tampa Bay's beaches. But the smaller, lesser known beaches, such as Madeira Beach, are where you'll find the perfect blend of 'peace-and-quiet' along with premiere restaurants, entertainment, recreation, and affordable accommodations.

Unlike St. Pete and Clearwater Beaches, which are cluttered with large, high-rise hotels and barely any sight of natural ambiance, the ever-quaint Madeira Beach still manages to capture the essence of "Old Florida." There are no ultra high-rise hotels - just a few multi-story small vacation condos scattered about.

Beaches are wide, with natural sea oats and plentiful beds of sand. Instead of boisterous teenagers and young college kids drinking alcohol, children build sandcastles, while their families cook out the day's fresh-catch or play beach volleyball, and couples embrace for a quiet moment marveling at the magnificent Florida sunset.

At night they all retreat in quiet, comfortable rental condos, most fully-equipped with kitchens so they can still enjoy the conveniences of home while enjoying a much-needed getaway. Kids have their own bedrooms, while mom and dad can enjoy some alone time in a master suite.

They stay for a week or more, because the rate of a vacation rental is far cheaper than a hotel, with far more perks - privacy, peace and quiet, full amenities like in-house laundry, a full kitchen, private balconies overlooking the Gulf, all while enjoying the same proximity to nearby restaurants, recreation, and entertainment.

Many will stay in some of the more popular Madeira Beach vacation rentals, including Villa Madeira, Trillium, and Arie Dam, just to name a few. These vacation rentals, and the area itself get the majority of their business from repeat guests who, by chance, happened to stumble upon them. Though the area does not command the widespread attention of some of the other more popular Tampa Bay beaches, those who frequent Madeira Beach will tell you it's just the way they like it - charismatic, quiet, and carefree.

How a Vacation Rental Home Can Enhance Your Next Florida Vacation

When you are planning a Florida vacation, either taking the family to Disney World or sneaking away with your significant other for some time in the Keys, your first inclination is likely to book a hotel room in which to stay for the duration of your trip. The fact is, you have another option that you may not be aware of for lodging; you can stay in a private vacation rental home instead!

What Is a Vacation Rental Home?
A vacation rental home is a private home or condo that has been made available by its owners for the use of others on a short-term basis. Such homes can be rented either directly through the owner or through a management company. Homes like this are located in many different popular Florida vacation spots, including Orlando and the Panhandle. And you can find rental homes ranging from a one-bedroom condo in a community to an eight-bedroom house on its own lot. While it is important to note that some homes will require minimum rental periods, from one night to one month, there is always a Florida vacation rental home that can accommodate either a short trip or an extended vacation for a couple or for the whole family.

Save Money by Staying in a Private Home
There are many benefits to staying in a vacation rental home instead of a hotel room, and the primary one is cost. When you rent a home for your Florida vacation, you will be paying a flat rate for a spacious place that has bedrooms for everyone - and often also has multiple bathrooms, a game room, a kitchen, and even a pool (that you won't have to share with strangers). Your vacation rental home may also provide you with access to exercise equipment or to a gym in a condo complex. For example, in October 2006, an average hotel room for a Florida vacation in the Orlando area cost around $100 per night, while a three-bedroom home in the same area only averaged approximately $111 per night - not much more for a bigger space with better amenities!

You can save even more money with a Florida vacation rental home by cooking some of your meals in the kitchen rather than by going out to restaurants every night. Simply stop by the local grocery store for some basics - you can even stock the freezer with ready-made meals to save time, as most rental homes have microwaves available.

Additional Benefits: Amenities, Convenience, and Privacy
And your vacation rental home may also include amenities that hotels simply can't match, such as a hot tub, a big screen plasma television, high-speed Internet service, and the latest video game systems, all for your family's personal use during your Florida vacation. Most of these extras are included in the basic cost of your rental, although you may have to pay an additional daily fee if you wish to have the pool heated. You can easily find out from the owner or management company just what will be included in the rental fee - and you can also request certain must-haves when searching for a Florida vacation rental home.

Another great benefit of a vacation rental home is the convenience factor, particularly for families. Many of the homes that are for rent are in close proximity to major theme parks or beaches, which can save you a lot of travel time - and therefore increase your time spent enjoying your Florida vacation, rather than sitting in traffic while traveling from an out-of-the-way hotel. Plus, when you're done sightseeing with the family, you will have all of the space you need to get away from the kids for some peace and quiet - they'll have their own bedroom and you'll have yours!

Renting a home is the perfect option for couples taking a Florida vacation as well. A vacation rental home offers privacy that you can't get at a hotel (or even at a bed and breakfast). You can choose to spend your days at the beach or just enjoy the amenities with which the vacation rental home is stocked - and you don't have to speak to another person for the duration of your stay, unless you want to!

How to Rent with Confidence
When you find a vacation rental home through a reputable listing website or through a travel agent, you can feel confident knowing that the home and the owner have been screened. You don't have to worry about whether the home exists - or whether it's been maintained well. If you are able to rent directly from the homeowner, you will often be able to see actual pictures of the home in which you will be staying for your Florida vacation and to ask questions about the particular amenities and the specific location. A management company can also answer your questions, but it may only be able to show you pictures representative of the type of home you will be renting.

Treat the Rental Home with Respect
Bear in mind that there is no maid service with a vacation rental home - you'll be in charge of changing the sheets and washing the towels yourself. You will also need to pay a security deposit up front that will be refunded when you leave the home in the condition in which you found it. It is best to always inform the owner or the management company of anything that is broken when you arrive - and anything that may have been broken by the time you leave. Remember that while you are enjoying your Florida vacation, you should always treat the rental home the same way you would treat your own home. People who choose to rent out their homes are trusting you as much as you are trusting them, and there should be mutual respect involved.

Travel Insurance Can Give You Peace of Mind
Finally, it is highly recommended that you take out travel insurance before embarking on your Florida vacation. Unfortunately, without insurance, you have little recourse if you have to suddenly cancel your trip due to illness or other unforeseeable circumstances. Remember - the home owner has reserved the vacation rental home just for you, and he or she will expect to be paid no matter what. However, with travel insurance, you can recoup some or all of your costs in case your Florida vacation plans change. Travel insurance is very affordably priced, so make sure to ask your travel agent or your booking company for more information about your options.

The experience of staying in a vacation rental home rather than a hotel can be a rewarding one. As long as you do your research and make sure that you have all of the information that you need, you can be sure that you will enjoy your Florida vacation in comfort and style.

Have The Best Florida Vacation Possible - A Florida Vacation Offers the Perfect Trip For Anyone By Joe Collinsworth

Is a Florida vacation right for you? Having been there over a dozen times, I can vouch that Florida is one place I love visiting. Sure there are other fabulous vacation spots around the globe, but a Florida vacation feels like my home away from home.

The "Sunshine State" provides the ultimate vacation for anyone. Poking its nose out into the Atlantic Ocean and Gulf of Mexico, Florida offers over 1200 miles of coastline and a different vacation experience each time. No matter where you are in Florida, you're just a short drive from a beach! A Florida vacation is a beach lover's dream come true.

If you aren't up for a relaxing time at the beach, Central Florida offers the most magical place on earth - Walt Disney World. Great for people of all ages, shapes, and sizes Orlando has it all: great attractions, fabulous hotels and resorts, delicious dining, first class entertainment, and still a short drive from either coast.

South Florida is in a league of its own. Miami has bright lights, beautiful people, and a culture like no other. If you want to visit paradise we suggest you try the island lifestyle of The Keys.

Let's not forget Northeast Florida where you can take a glimpse into Florida's ancient history in St. Augustine or into its brilliant future at Kennedy Space Center, nor the Panhandle and its pristine white sand beaches, where relaxation is a prerequisite. It all comes down to what type of Florida vacation you want to experience.

From deciding on an ideal destination and how to get there to where to stay and what to do, I've compiled the information you'll need to plan an unforgettable trip -- one step at a time.

So, what do I need to do first?

1 Decide where and when to go. This is more important than you think and depends on your Florida vacation destination of choice. Consider things like weather, crowds, and more when deciding when and where to go.

2 How to get to your Florida vacation spot and how to get around when you are there. Are you going to drive? Are you going to fly? Are you going to rent a vehicle, scooter, or walk everywhere? Knowing your area and travel time is muy importante.

3 Where to stay on your Florida vacation. There are all sorts of options besides staying at a hotel with one room, no kitchen, or any of the great amenities other places offer at affordable prices. Villas, homes, houseboats, condos, and more offer an array of Florida vacation stays that will make your trip much more enjoyable. Every location is different and offers different stays. A hotel in one part of Florida will not be the same in another destination.

4 What to Eat on your Florida vacation. There are so many wonderful restaurants that range from Seafood, American, Cuban, and a number of other cuisines that will be mouth watering. The good thing is you can visit Florida and have great food on any type of budget.

5 What to do on your Florida vacation. What is there not to do? Unless you hate breathtaking beaches, all day fun parks, the beautiful blue ocean, fantastic views & sunsets, boating, water sports, attractions you won't find elsewhere, or just plain relaxation, then Florida is the perfect location for anyone. Young or old there is something for everyone!

6 Other things you will need to consider before going and while on your Florida vacation include, budget (you want to get the most for your vacation dollar), taking care of your stuff back home, being safe while on your Florida vacation, and learning tips and tricks along the way so you ensure a wonderful trip.

Books have been written about Florida. There are great websites devoted to the subject and go in much deeper depth regarding Florida travel.

We love Florida and know how great of a vacation destination it is. We hope you enjoy Florida as much as we do!

Florida Vacations - Deals and Places to Visit

Budget Friendly Hotels in Florida

Every time you plan a holiday, especially Florida vacations, the main expenses you will incur are accommodation and transport. However, when traveling to a place like Florida you are sure to be burdened by a lot more than that. There is not much fun in going to Florida if you are not going to meet Mickey Mouse. Therefore, most people prefer to save on hotel rates as much as possible. After staying out the entire day sight seeing, one demands a nice, clean and comfortable room to sleep in at night. So why splurge on five star resorts? Econo Lodge, Bahama Bay Resort and Polynesian Inn Kissimmee are all famous and dependable, yet inexpensive hotels in Orlando. Fun Stop has the edge over others because it is located right outside Disney World.

Hoteling Made Easy

A visit to Florida means sand and surfing, meeting Mickey Mouse and relaxing at the golf club. Having said so, one can still hope to find an inexpensive hotel to stay in if one is sensible about it. Even then, most people when planning a trip try to book the hotel in advance to cash in on good deals for coveted Florida vacations. Online booking systems on the internet now allow guests to pay when they actually arrive in person at the hotel. Many times, there is a big difference in the prices of hotels based on the distance from the beach. One can always walk a little farther down to get to the beach if it results in big savings. In Orlando, hotels start at $15 per night but in Miami they mostly begin at $30 per night. There are many hotels all over Florida and they all compete to draw visitors. Customers are attracted by offering big slash in room prices, family packages and exciting deals.

Four Star Hotels in Florida

All over the world, four star hotels are known to be huge buildings with services like valet, concierge, buffet breakfast and room service. Four star hotels have generally been seen in groups surrounding main city areas. Florida has a wide range of four star hotels. Some of the better known ones are The Hyatt Regency, JW Marriot, The Hilton Resort and The Peabody. Almost all the Disney Hotel chains are also four stars. They are mostly located inside Disney World. People prefer to stay here because it's much more practical. Rates for any four star hotel usually start at about $150 and climb up to $250. Of course, prices differ for different sizes and locations.

The World of Golf

Florida has always been famous for its diverse variety of golf courses for people on those Florida vacations. Most golf news comes from Florida. Florida has 1,481 golf courses. These include private, public, semi-private and municipal courses. The biggest advantage that Florida golf courses have over others is that these are open all year round. This is unlike other places where, due to climatic changes, the courses need to be shut down. Due to the ideal climate in Florida, every day is a Sunday for golf lovers. Even then, there is an off season in Florida from May to October. Some of the private golf courses opt to open to the public during these off seasons. The rates all over Florida are extremely competitive as the competition is cut throat. Florida has had the privilege of playing host for many famous tournaments such as the PGA, LPGA and the Champions tour. It is no wonder that the World Golf Hall of Fame is also in Florida. Undoubtedly, Florida is the ultimate place a golfer could wish for.

Make sure you get the best deals for your Florida vacations. Your cheap hotels can be luxurious and cheap.

Advantages of Vacation Rental Condos !

These days, more and more tourists, business persons and visitors are open to staying in vacation rentals. In fact, seasoned travelers often agree that they prefer staying in a cottage or a vacation rental condo instead of paying through their nose for a single room in an overcrowded hotel.

Vacation rental condos have a distinct advantage.
Yes, they may cost you slightly more than a regular hotel room. Particularly if they are located in prime locations. But, for the price you pay, you get a more inclusive package. So, when you do the math and break the costs down, you will find that you are really getting more bang for your buck.

Advantages of staying in vacation rental condos:
Location:These condos are generally located in posh areas. They are really close to the best amenities the town has to offer. So, if the purpose of your trip warrants it, this close proximity can be very beneficial. You will have to spend less time and money on commute.

Privacy: In a hotel room, you are always on the radar of those around you. There is also some amount of compromise involved when you make room for others and comply with the endless rules of an establishment. In a rented condo, you are the king or queen, quite literally. All the decisions are up to you.

Convenience: Vacation rental condominiums are very convenient because they are a stone's throw from all the must-see places in an area. If you happen to be on a business tour, condos give your team the right atmosphere while allowing everyone to enjoy a relaxed stay.

Amenities: vacation rental condos are generally fitted with the latest and the best facilities available. You can expect central cooling or heating, a well stocked and fully functional kitchen, a washer and dryer unit, swimming pool, spa, a well equipped club house, fitness center, DVD players, cable TV and big TVs. Most condos are fitted with wireless internet connections too. Some places also offer maid and child minding services.

Cost: It is true that vacation condos are somewhat more expensive than hotel rooms. So, if you are traveling as a couple or a small group of three, then, the cost factor may be somewhat daunting. But, if you are traveling with 5-8 people and your condo allows all of you to stay at the same place, then, the cost works in your favor. In case you're weighing a low budget motel against a vacation rental condo, know this: there really is no comparing the two. Staying in a condo is an experience you'll never forget. And when you compare the cost of restaurants, laundry and other services, you might find that you're actually enjoying a better deal at a condo.

Florida Condos !

Florida as the Sunshine State has become one of the great vacation home locations in the World. So when prices rocketed a few years ago land became expensive and developers decided to get the highest and best use of their investment land. The best way to do this was to build and develop the now famous "Florida condo."

A "Condo" is the short for "condominium" and also can be referred to as an apartment which is a more common description World wide. The Florida Condo is generally quite large and some of them are as big as a good size house. The developers were able to get a higher density of condos to the acre and this is paramount in built up urban areas where land is scarce and expensive and location and return is the prime requirement.

Florida is that prime location for condos and no better location than overlooking some picturesque beach overlooking the Atlantic or the Gulf of Mexico. Imagine the view from a Florida-condos over the sea at Sunrise or Sunset? Also another great location for your Florida condo is close to Disney and Magic Kingdom where tourist traffic is high and rental demand is good. We have some super well built condos where you can get 2/3/4/5 bed condos in Orlando, so size is not a problem.

To go back to our friends the Developers who discovered that developing condos was giving them a better return on their investment in land at good locations. They continued to keep on building condos in the boom years well after it became apparent that the market was saturated with both houses and condos. This was not just in Florida but in numerous other cities like New York, Chicago, Las Vegas, and many others. Then of course the economic crises set in and the market slowed to a halt over the last two years.

The good news on Florida condos is that with the downturn in the economy developers are selling off their condo inventory at greatly reduced prices! And unlike New York and Chicago in Florida they have learned from their mistakes and developers have not only reduced prices but are also giving other incentives like reduced closing costs and indeed in one location you can obtain a "green card" if you invest in their Florida condo development. This developer is in Orlando in Lake Buena Vista and if you are interested we can get the details of this new marketing venture for you, just contact us via this web site.

The pros and cons of buying a condo instead of a house or villa? Well we find that some people just prefer a condo for their own personal reasons; however there are serious issues to be considered when comparing a condo versus a house. These issues are as follows:

Property tax, maintenance, management, rental, location.

Property tax will most likely be lower than the house or villa as the condo is one of a block or building and will be valued for tax as a unit of the building.

Maintenance will be lower than a house again as it is a unit of a number in the building and all the other condos are making equal contributions to the maintenance costs it will be more economic than a house. Also it is easier for the maintenance crews due to proximity.

Management is a lot less expensive for a condo than with a house as the house will have external maintenance such as lawn and in most cases in Florida a pool to manage and maintain. The condo is more compact and management like the maintenance crews will have a number of condos within that location and travel will not be involved so time and cost is minimum.

Rental is much the same as with houses except that condos are generally closer to the attractions or the beach as developers will have utilized the prime location of the development for condos. The location of these condos mean that they rent well and in some cases is run on a night by night basis like a hotel.

Location as stated above the condo in Florida are given prime location in the development close to the Club House and all the amenities such as Gymnasium and community pool. In high density urban areas Florida condos are usually close to the Theme Park or the Disney resort or Golf club or beach therefore of high interest to those who may not have transportation.

Florida condos in conclusion are well located and of a very good quality. There is a variety of plans and sizes and due to the current market and the economy there are great Florida condos going for very reasonable prices in high profile locations. Please see a sample picture below and contact us with any questions you might have .

Seeking the Perfect Vacation Rentals in Florida !

When you visit Florida, you have a choice of hotels, motels, rental homes and condos. If you are visiting St. George Island in Florida, you can even go camping. St. George Island is one of the most unique areas of Florida that offers those who enjoy nature, fishing and the chance to get away from the rat race an opportunity for a peaceful time away. When it comes to accommodations on St. George Island, the choices are limited, but there is truly something for everyone.

Camping is very popular when visiting St. George Island. Many of those who visit this island want to have the experience to commune with nature and enjoy camping. Camping is not for everyone, however, and many people prefer the opportunity to stay in a more traditional accommodation setting.

Those who are visiting St. George Island are better off to rent a condominium for their stay. These condos and homes are ideal for those who are seeking a place to stay where they can still enjoy all of the comforts of home. Vacation rentals are usually homes that consist of comforts that you would find in your own home, including a kitchen with cooking facilities, laundry machines and even TV. Not that you will want to watch TV when you are vacationing on St. George Island as there is too much to see.

Fishing is abundant on the island at all times of the year as is wildlife. Staying at a vacation rental can give you an opportunity to enjoy the fish that you catch when staying on the island. This can end up saving you money as well as enable you to enjoy your fresh catches.

There is only one motel on St. George Island, which is more like a small town than a vacation island. The motel can give accommodations to those who are seeking to stay on the island for a brief period of time, although it does not offer the amenities that vacation rentals on the island afford.

St. George Island is virtually an undiscovered paradise located between the Apalachicola Bay and the Gulf of Mexico. Many people who visit this island prefer the convenience of vacation rentals over camping or a motel so that they can enjoy all of the comforts that they are used to at home while still being surrounded by the natural beauty and waters that surround this little known island that is one of the few secluded bits of paradise in Florida.

Buying A Condo Unit In Florida? Consider These Factors First

The word condo refers to a building or residential complex, wherein the units of property, such as apartments, are owned by individuals, and the common areas of the property, like the hallways, grounds, other public amenities and the building itself, are jointly owned and maintained by the unit owners.

Florida is known as the Sunshine State, and is a preffered vacation destination by US and international tourists. The state has a lot of great cities, towns and urban enclaves, which offer home buyers a wide array of choices. According to real estate marketing veterans, there are many aspects to consider when choosing the right condominium unit here, as different properties are right for different personal preferences or budgets, and the factors to be discussed in this article generally applies to almost any area in the US as well.

Selecting The Right Area Goes In Tandem With The Way You Intend To Use The Condo

It's important that one needs to look at the nature of a locale, or area, a sin this state, there are both residential and seasonal condominium areas. A lot of the locations here could be be one or the other. Choosing the appropriate location also goes hand in hand with the manner in which you intend to use the condo you buy, as well as if you are buying one as a second home or for permanent residency purposes.

Figure Out How You Will Use The Property

In properly figuring out just why you need a property, and how you intend to use it now and in the future, must be done prior to seriously deciding on a purchase. You need to find out the basic classification of use, whether the unit or building is for residential or second home use, for long-tern rentals, or a residential or second home that could be rented out during peak periods.

Understand the Local Real Estate Market

Getting a much deeper and better understanding of local real estate markets may be a bit tricky process, since you often need to have all the info required about a specific area or location. These tend to be -markets within a market- and have relative security levels, and you need to know that you will be a participant in the local housing market once you own and the same should you need to sell it someday.

Know A Condo's Use Before Buying One

As each condo development in this state, and other area, has an acceptable use according to the way it was developed, and the intention of the owners who have bought into it. There are also documents that are filed with the local city or town that outline these terms, which would be generally be reviewed or read by you prior to the purchase.

Look At Your Present And Future Needs

By analyzing your your present needs, like do you need to use rental income to pay the mortgage for right now until you sell your house and permanently relocate?. Helps to properly dictate what type of purchase you will be making. You may want a house or condom, and you may not need to rent it at all and wish to choose a totally residential area where rentals are not conducted. In addition, you may wish to get a condo unit that you can use for a vacation, to one that allows aggressive rentals that you feel will increase rapidly in terms of equity, and then resell it later and buy a more residential property in the same area someday.

As a reminder, you'll be given a chance to analyze the items from the condo before you purchase it, and you also will have access to important items like building rules and regulations, along with other policies like allowing or banning pets or prohibiting commercial vehicles. Before you purchase one, you will also be able to review budgets for operation of the common property and its financial statements as well.

This is crucial, because you agree to pay your portion of expenses for the common property according to your level, or percentage of ownership. Lastly, you need to remember that you should treat each property as a separate business being operated that you are buying into, as you will also be paying a maintenance fee according to the operating budget, condition and funding for future items in the structure, so you need to be comfortable with those aspects.

Starting a Florida Vacation Rental !

Facts about Florida

What to do and Where to do it

When advertising your Florida vacation rental to vacationer , it's a safe bet to promote outdoor recreation like swimming, fishing, water sports, and a trip to Everglades National Park. Most travelers will also look forward to a break from the sun so you may want to advertise cultural attractions like Disney World, Universal Studios, and local museums. And don't forget that Florida is full of science! Kennedy Space Center and Cape Canaveral Air Station are right next to each other on the eastern Florida coast.

If you are thinking about buying a vacation home in Florida, you should be aware of the state's major regions. Central Florida is popular because it has both Orlando and the Ocala Natural Forest. In Southern Florida, the Florida Keys dot the eastern coast. Naples, Ft. Myers, and Cape Coral are on the Western coast, northwest of Everglades National Park, and Tampa and St. Petersburg are on the Gulf Coast. The Florida Panhandle, perhaps the best kept secret of the entire Florida vacation rental market, is in the Northwestern part of the state.

Getting Started

 Some target markets to consider:
Price-oriented travelers come in all shapes and sizes. While some are budget-minded, others are looking for the best value. Additionally, certain vacationers are seeking luxury and are willing to pay for it.
Groups can range from couples to families with small children. They can be as small as two people or as large as a dozen or more.
Sports enthusiasts enjoy activities such as golfing, surfing, and fishing.
International tourists often take longer vacations because they are traveling a greater distance and sometimes because they have more vacation days than American travelers.
Business men and women may have to travel for an extended period of time, which can make vacation homes more attractive than hotels.
Snowbirds live in the North and vacation in the South during the winter and tend to like beachfront vacation rentals.

Setting Your Rates
See what the competition charges. Stay on top of the Florida vacation rental and hotel market to see what other homeowners are charging.
Consider setting your nightly rental rate around 1/5th to 1/6th of your weekly rate.
Check the nightly rates for hotels in your area. If your vacation home sleeps a family of 6, how many hotel rooms would they need? If it's 2, multiply the hotel's nightly rate by 2. If your nightly rate is higher, perhaps your amenities make it worth the difference.
Determine your peak seasons and structure your pricing accordingly.
Charge more for holiday weeks or weekends like Thanksgiving, Labor Day, or Memorial Day.
6   Check your county or homeowner association's short-term rental regulations to see if a mandated minim um stay is in place.
7   Decide upon a minimum stay.

Guidelines for Creating a Thorough Rental Agreement

Here are some directions for writing a solid rental agreement:
    Include payment instructions
Indicate whether or not you accept credit cards
Explicitly state your inclement weather, cancellation, and refund policy
Outline the rental rules for your home
Include post-stay information explaining policies such as the deposit refund or checkout process.
Highlight complex amenities available to guests
Include distances to the nearest beach access points. If you have a beachfront vacation rental, then say so.
Include miscellaneous details such as parking information, amenities that you offer your guests like beach umbrellas, beach chairs, etc

There are around 800 islands in the Keys, 42 of which are linked by bridges. Within the Upper Keys and Lower Keys there is an abundance of water sports and activities.

Gulf Coast Florida beach vacation rentals are popular with the "snowbirds" from the cold Northern parts of America and Canada and are frequently booked for longer periods in the early part of the year. This is because the Gulf coast is frequently warmer and benefits from the warmer waters from the Gulf. An excellent choice of location to escape the worst of the cold snow filled months in the North. The most popular areas include Marco Island, Naples, Anna Maria Island, Bradenton, Clearwater Beach, Hudson, Indian Rocks Beach, Longboat Key, Madeira beach, New Port Richey, Redington Shores, Sarasota, Springhill, Venice and Tampa. With 26 miles of white sand beach running from Clearwater to St Petes, 3 beaches rank in the top 10 of the entire USA and 12 are award winning Blue Flag beaches. No other area of Florida has so many award winning beaches.

Caladesi Island was ranked Americas Number 1 beach in May 2008, located just north of Clearwater. A mangrove-covered kayak trail winds from the marina to the St. Joseph Sound and back. Caladesi Island is accessible only by private boat or via the Caladesi Connection ferry service. Cost for the ferry is a few dollars per person. Ferry passengers are allotted a four-hour stay on the island. Pets are not allowed on the ferry. The ferry to Caladesi leaves from Honeymoon Island State Park hourly beginning at 10 AM.

Two other Florida beaches made the list, third-ranked Siesta Beach near Sarasota and ninth-ranked Cape Florida State Park in Key Biscayne, near Miami.

The Public Beach on Siesta Key is the widest beach in the area. It's also the most popular. Famous for its soft white sand, the amenities include lifeguards, concessions, picnic tables & grills, rest rooms and showers. volleyball courts, tennis courts and a playground shaded by Australian pines are an added bonus. Parking is free. Be sure to get there before noon on the weekends as it gets busy.

The Florida Keys are not known for their long expanses of sandy beaches like the rest of Florida. The beaches on the Keys are still sandy and fabulous, just smaller and often man-made. Two of the best are;

1. At mile marker 37 the Bahia Honda State Recreational Area has both sandy beaches and deep waters near shore. These provide exceptional swimming and snorkeling opportunities.

2. At mile marker 73 Anne's Beach is dedicated to famous local environmentalist Anne Eaton. It offers a shallow swimming area and although located on the Atlantic Ocean has almost no wave action.

Many owners of Florida Beach vacation rentals have beach chairs, umbrellas and coolers etc for their guests to use. Alternatively these can be rented quite cheaply at the beach themselves. Throughout Florida the facilities at the beaches are usually very well maintained. with most beaches having restrooms, shower and changing facilities, BBQ's etc as a minimum.
